What a roof repair covers
A roof repair fixes the part that has failed and leaves the sound roof alone. On inner-north houses that usually means one of four things: tiles on a post-war brick home, the ridge capping on a tile roof, the screws and sheets on a Queenslander’s corrugated iron, or the flashings and valleys that carry the water.
Cracked, broken and slipped tiles
Hail, branches and foot traffic crack concrete and terracotta tiles, and a cracked tile lets water onto the sarking, or straight into the ceiling on older roofs with none. The roofer replaces the broken tiles with a matching profile and checks the battens underneath while they’re exposed.
Rusted screws, sheets and laps on tin roofs
On corrugated iron and Colorbond, rust usually starts at the screws, the cut edges and the laps where sheets overlap, long before the rest of the sheet. Replacing loose or rusted screws and the worst sheets can keep an older Queenslander roof going for years. When rust has spread across most sheets, ask whether re-roofing makes more sense.
Flashings and valleys
Flashings seal the joins at chimneys, walls, skylights and vents; valleys are the metal channels where two roof planes meet and carry most of the water. When either lifts or rusts through, water runs straight in, so they’re usually replaced rather than patched.
Ridge capping: rebedding and repointing
On a tile roof, the curved caps along the ridges and hips sit on a mortar bed, sealed with pointing. As the old cement pointing cracks and drops out, the caps work loose and wind-driven rain gets in along the ridge. Repointing seals over a bed that’s still sound; rebedding lifts the caps, lays a new bed and then points over it, now usually with a flexible pointing compound.

Roof repair costs in Brisbane
Inner-north roofers rarely publish prices, so these are the figures Brisbane contractors publish, each with its source. Two storeys, a steep pitch and tricky access add to most of them.
Roof and leak repair prices in Brisbane
| Repair | Published price | Who publishes it |
|---|---|---|
| Minor leak repair: a few cracked or dislodged tiles, a flashing around a pipe or vent, or a small section of ridge pointing | $350 – $750 | Brisbane Roof and Paint |
| Moderate repair: a rusted section of valley iron, or a long run of ridge capping rebedded and repointed | $750 – $2,000 | Brisbane Roof and Paint |
| Major repairs and damage | $2,000+ | Brisbane Roof and Paint |
| Minor repairs, depending on the roof surface and the scope | $300 – $1,200 | Fortified Roofing Group |
Per job, quoted as each Brisbane contractor publishes them, checked 22 October 2026. Brisbane Roof and Paint’s leak guide was published 24 February 2026 and updated 18 March 2026; Fortified’s post was updated 11 December 2025. Neither says whether GST is included, and neither publishes a call-out fee. The roofer prices your repair once they’ve seen the roof.
Ridge capping rebedding and repointing prices
| Work | Published price | Who publishes it |
|---|---|---|
| Rebed and repoint ridges and hips, per lineal metre (Brisbane row) | $35 – $58 | Yakka Labour |
| Repointing only, whole roof (mortar joints touched up) | $400 – $1,500 | Roo Roofing |
| Rebedding and repointing combined, whole roof | $1,500 – $3,500+ | Roo Roofing |
Checked 22 October 2026. Yakka Labour is a labour-hire company’s national cost guide with a Brisbane row (published 1 October 2026), and says its figures include GST. Roo Roofing is a Brisbane contractor (Coorparoo); its page is undated and doesn’t say whether GST is included. Yakka says most homes have “40 to 70 metres” of ridges and hips.
The roof repair cost guide has more published figures, what pushes a repair price up, and what a good repair quote lists.
Roof inspections before a repair or a purchase
When the problem isn’t obvious, a roofer starts with an inspection: the roof covering, ridges, valleys, flashings and gutters from outside, and the sarking and timbers from inside the roof space. Buying a house? A roof inspection before settlement tells you whether you’re looking at a repair, a restoration or a new roof.

Who can repair your roof in Queensland
The QBCC says you need a contractor licence for building work “valued over $3,300”. Below that, a handyman can do work that “isn’t electrical or plumbing work and doesn’t require an occupational licence”. For roofs, the licence class matters:
- Roof and wall cladding covers metal roofs: “Select and install roof cladding other than terracotta and concrete roof tiles”, flashings, rainwater goods, skylights and ventilators.
- Roof tiling covers tiles: “Cut and fix roof tiles”, battens, “Bedding, pointing and installing of associated flashing”.
- Both classes cover “Refurbish and maintain roofs, excluding painting roofs”. Painting needs a painting class.
Check any roofer’s licence and class on the QBCC licensee register before work starts.
Fibro roof? Don’t water-blast it
Fibro roofs such as “Super Six” contain asbestos. The Queensland Government says they “must not be cleaned using a water blaster”, and homeowners “can be fined up to $10,000”. Instead it suggests applying “a fungicide or sealant” or considering replacing the roof. Removing more than 10 m² needs a licensed asbestos removalist.
What to have ready
- What the roof is made of (tiles, corrugated iron, Colorbond or fibro) and roughly how old it is
- Lowset, highset or two storeys, and anything that makes access hard
- Where you’ve seen damage or water, with photos from the ground or the roof space
- Whether it’s an insurance claim after a storm
Common questions
How much does a small roof repair cost in Brisbane?
A Brisbane contractor publishes $350 to $750 for a minor leak repair, such as a few cracked tiles, a flashing around a pipe or a small section of ridge pointing, and $750 to $2,000 for moderate work like a rusted valley section. Another publishes “around $300 to $1,200” for minor repairs. See the roof repair cost guide.
Does a roof repair need a QBCC-licensed roofer?
For building work valued over $3,300, yes, and in the right class: roof tiling for tiles, bedding and pointing; roof and wall cladding for metal roofs, flashings and gutters. Check the licence on the QBCC licensee register.
Can old tiles be matched?
Often, but not always. Many concrete and terracotta profiles are still made. Where yours isn’t, ask the roofer how they’ll match it, or whether they’ll move good tiles from a hidden part of the roof to the visible side.
Is it safe to go up and look myself?
We’d rather you didn’t. Tiles crack underfoot, metal is slippery when wet, and old fibro roofs can be brittle enough to fall through. Look from the ground with binoculars, or from inside the roof space with a torch.
When is a repair no longer worth it?
When tiles are crumbling across whole sections or tin sheets are rusting through, ask the roofer to compare a repair with a restoration or a new roof, with the reasons in writing.
