Roofing in Hamilton, Ascot, Clayfield and the inner north

Hamilton Roofing takes roofing requests from homeowners, landlords and body corporates across Hamilton and Brisbane’s inner north: Ascot, Clayfield, Hendra, Albion, Wooloowin, Windsor, Wilston, Kalinga and Nundah, and out to Northgate, Banyo and Nudgee. Send the details of the job and get a quote from a QBCC-licensed local roofer.

The work ranges from a whole new roof to a single cracked tile: re-roofing old corrugated iron on a Queenslander, changing concrete tiles to Colorbond, replacing a fibro roof, restoring or painting a tired tile roof, chasing a leak after a storm, and new gutters, downpipes, whirlybirds and skylights. Each job below says what the work involves and what to include in a request, and the prices section shows what Brisbane roofers publish.

Roofing services in Brisbane’s inner north

From a whole new roof to one rusted screw: what each job involves and what to include in a request.

Roof replacement, Brisbane: roofer replacing rusted corrugated iron with new metal sheets on a weatherboard house

Roof replacement

Re-roofing takes the old corrugated iron, tiles or fibro off and puts a new metal roof on, with new battens where needed, sarking or an insulation blanket, flashings and ridge capping. It suits Queenslanders with rusting iron and post-war tile roofs that are past restoring.

For a re-roof quote, say what’s on the roof now, roughly when the house was built and whether it’s lowset, highset or two storeys. Published Brisbane re-roofing prices, per square metre and per roof, are in the prices section below.

Tile to Colorbond roof, Brisbane: new dark steel sheets fixed where concrete tiles were removed from a brick house

Tile to Colorbond

A tile to Colorbond conversion takes off the concrete or terracotta tiles and timber battens and puts on metal battens, sarking or an insulation blanket and new steel sheets. The frame’s tie-down is checked because a light metal roof relies on its fixings rather than its weight.

For a quote, say whether the tiles are concrete or terracotta, how many storeys the house has and what sits on the roof, such as solar panels. Yakka Labour’s Brisbane row is $100 to $160 per m² including GST.

Metal roofing, Brisbane: roofer fixing a new dark grey corrugated steel roof beside a Queenslander

Metal roofing

Colorbond and Zincalume metal roofing in corrugated, Trimdek or Klip-Lok profiles, for extensions, skillions, patios and re-roofs, plus repairs to older iron roofs: rusted screws, sheets and flashings. The profile sets the lowest pitch the roof can drain at.

For a quote, say whether it’s a new roof, a re-roof or a repair, the roof’s pitch if you know it, and any colour or profile it has to match. Yakka Labour’s Brisbane row for Colorbond on a new build is $65 to $105 per m² including GST.

Asbestos roof replacement, Brisbane: workers in protective coveralls wrapping removed fibro sheets on a trailer

Asbestos roof replacement

Fibro and Super Six asbestos cement roofs on houses, garages and carports are removed by a class B licensed asbestos removalist, wrapped and disposed of, cleared by an independent inspection, then replaced with a new Colorbond or Zincalume roof.

For a quote, say which roof it is, roughly when it was built and whether you want removal and the new roof together. Fortified Roofing Group, a northside Brisbane roofer, publishes $14,000 to $30,000 for removal and a new roof on many homes.

Roof restoration, Brisbane: roofer pressure-cleaning a concrete tile roof, the cleaned half dark and the rest lichen-grey

Roof restoration

A restoration keeps your roof and brings it back to sound condition: a clean, new tiles where they’ve cracked, ridges rebedded and repointed, rusted screws and sheets replaced on a metal roof, then a sealer and two top coats. Roof cleaning on its own suits a roof that is sound but stained.

For a restoration quote, say what the roof is made of, how many storeys, and whether you want it coated or just cleaned and repaired. Published Brisbane restoration prices are in the prices section below.

Roof repairs, Brisbane: roofer tightening a roofing screw on a weathered corrugated iron Queenslander roof

Roof repairs

Cracked tiles, crumbling ridge capping, rusted screws on a Queenslander’s tin roof, a lifted flashing or a rusted valley: a repair fixes the part that has failed and leaves the sound roof alone. The roofer checks the battens and sarking underneath while the damaged section is open.

For a repair quote, say what the roof is made of, where the damage is and whether water is getting inside. Published Brisbane repair prices are below; the repair page covers ridge capping and who’s licensed for which work.

Roof leak repair, Brisbane: roofer sealing a new flashing at a brick chimney on a corrugated iron roof as a storm builds

Roof leak repairs

Most leaks start at the joins: flashings around chimneys and vents, rusted valleys, cracked ridge pointing, rusted screws on a tin roof, or a blocked box gutter. The roofer traces the water from the roof space and the roof before fixing the part that has failed.

For a leak repair quote, say where the water shows inside, when it leaks (every rain or only in storms) and what the roof is made of. Published Brisbane leak repair prices are in the prices section below.

Gutter replacement, Brisbane: new Colorbond gutter being fixed to a highset Queenslander from a ladder

Gutters and downpipes

Rusted, sagging or overflowing gutters, split downpipes, leaking box gutters and rotten fascia boards: the roofer replaces the failed runs, or the whole system, in Colorbond steel matched to the roof or trim.

For a gutter quote, say roughly how many metres, how many downpipes and whether the house is highset or has box gutters. Published Brisbane gutter and downpipe prices are in the prices section below.

Gutter cleaning, Brisbane: leaves and jacaranda flowers scooped from a Queenslander's gutter into a bucket

Gutter cleaning

Gutters cleared by hand, debris bagged, downpipes flushed, and gutter guard fitted where leaves keep coming back. The roofer can point out rust, leaking joints or roof damage they see while they’re up there.

For a cleaning quote, say whether the house is lowset, highset or two storeys and which trees overhang the roof. Published Brisbane gutter-cleaning prices are in the prices section below.

Roof painting, Brisbane: painter spraying a green topcoat over a faded red corrugated iron Queenslander roof

Roof painting

Roof painting recolours and seals a roof that is basically sound: a clean, cracked tiles swapped, rust treated and screws replaced on metal, then a sealer or primer and two top coats. Heat-reflective coatings in lighter colours are popular on Brisbane roofs.

For a painting quote, say what the roof is made of, how many storeys, the colour you want and whether there are solar panels. A Brisbane cost guide by Yakka Labour publishes $3,000 to $5,800 for a typical 180 m² single-storey roof, including GST.

Whirlybird installation, Brisbane: new whirlybird being screwed down on a metal roof

Whirlybirds and roof ventilation

New whirlybirds, replacements for noisy or seized units, and solar roof vents, each flashed into tile, corrugated iron or Colorbond so it stays watertight. Eave vents let air into the roof space for the vents to draw out.

For a ventilation quote, say what the roof is made of, how many storeys, and how many vents you have now. A Brisbane installer publishes “From $350” for one whirlybird installed, including GST.

Skylight installation, Brisbane: square skylight being trimmed into a white VJ kitchen ceiling

Skylights

Tubular skylights for hallways and bathrooms, roof windows for living areas, and old or leaking skylights resealed or replaced. The roofer flashes the skylight into the tile or tin roof and runs the tube or shaft to the ceiling.

For a skylight quote, say which room, what the roof is made of and whether you want a tube or a roof window. Published Brisbane skylight prices are in the prices section below.

Storm damage roof repair, Brisbane: blue tarp being spread over a hail-damaged tile roof on a brick house

Storm and hail damage

Hail-cracked tiles, dented sheets and gutters, wind-lifted sheets and ridge capping, torn flashings and roofs hit by branches. The SES on 132 500 does temporary repairs; the roofer quotes the permanent one, and you can ask for photos for your insurer.

For a storm repair quote, say when the storm hit, what the roof is made of, what temporary work has been done and whether you’ve lodged a claim. The quote form isn’t monitored for emergencies.

How a roofing quote request works

Three steps, and a licence check before anyone starts work.

  1. Describe the roof and the job

Choose the job, add your suburb and say what the roof is made of, how high the house sits and what you’ve noticed.

  2. The roofer looks at the roof

A fixed price for roof work comes after a roofer has seen it. Ask for the scope, materials and price in writing.

  3. Check the QBCC licence

Over $3,300, the roofer needs a QBCC licence in the right class. Check it on the QBCC licensee register before you sign.

How much does roofing cost in Brisbane?

The price comes after a roofer has seen the roof. Inner-north roofers rarely publish prices, so these are the figures Brisbane contractors and cost guides publish, each with its source.

Queenslanders, brick and tile, and fibro: roofs of the inner north

The inner north’s houses span a century, and each kind of roof wears out differently. Here’s what usually needs attention on each.

  1. Queenslanders and pre-war houses

Corrugated iron on timber battens. Rusted screws, laps and flashings, then whole sheets. Character overlays can affect a change of material. Re-roofing a Queenslander.

  2. Post-war brick and tile

Concrete or terracotta tiles. Cracked tiles, crumbling ridge pointing and faded coatings: restore, or change to Colorbond. Tile to Colorbond.

  3. Fibro houses

Corrugated fibro cement, often “Super Six”, which contains asbestos. Never water-blast it; removal over 10 m² needs a licensed removalist. Asbestos roofs.

  4. Townhouses and units

Colorbond and tile roofs shared under a body corporate, with box gutters and long valleys. Repairs and replacement go through the committee. Gutters and box gutters.

  • Character overlays across the inner north

Brisbane City Plan’s character overlays cover large parts of Wilston, Wooloowin, Kalinga and Clayfield, and can affect changing a pre-1947 house’s roof material or form. Check your property before you choose.

  • Summer storms and hail

The hailstorm of 27 November 2014 led to 100,223 insurance claims and an estimated $1,040 million in insured losses across Brisbane and south-east Queensland, per Insurance Council figures. Hail cracks tiles and dents sheets; storms find every lifted flashing. Storm and hail repairs.

  • Heat under a tin roof

A dark roof and an unventilated roof space make upstairs rooms hot. Sarking or a foil blanket under new sheets, a lighter colour and whirlybirds all help. Whirlybirds and roof ventilation.

Choosing a roofer in Brisbane

Six things worth checking before you sign, whatever the size of the job.

  • The QBCC licence and its class

Building work valued over $3,300 needs a QBCC contractor licence. Roof and wall cladding covers metal roofs and gutters; roof tiling covers tiles. Check it on the QBCC licensee register.

  • A written scope and price

The quote should list the strip-out, battens, sarking or insulation, the sheet or tile, flashings, gutters and the clean-up, so two quotes can be compared.

  • A painting licence for roof painting

Both QBCC roofing classes exclude painting roofs. A restoration that ends in a new coat of paint needs a licence that covers painting.

  • Asbestos handled lawfully

Removing more than 10 m² of a fibro roof needs a licensed asbestos removalist, and nobody may water-blast it. Ask who removes and disposes of it.

  • The character overlay checked

On a pre-1947 house in a character overlay, ask whether the new roof’s material, profile and colour need Council approval before work starts.

  • Safe work at height

Highset Queenslanders and two-storey houses mean working well above the ground. Ask how the roofer will work safely: edge protection, anchors and harnesses.

Roofing questions from the inner north

Costs, licences, Queenslanders, fibro roofs, leaks and gutters, with the sources behind each answer.

How much does a new roof cost in Brisbane?

A national cost-guide site’s Brisbane table (October 2026, GST included) gives $14,000 at the low end, $22,000 typical and $30,000 at the high end for a single-storey roof replacement, and $15,000 to $40,000 in inner-city character suburbs such as Ascot, Clayfield and Wilston. A northside contractor publishes $23,000 to $28,000 all-in for a 180 m² tile-to-metal re-roof. See the roof replacement cost guide.

How much does roof restoration cost in Brisbane?

A labour-hire company’s cost guide puts a typical single-storey tile restoration in Brisbane at $4,500 to $10,000, including GST. Size, pitch, access and the number of broken tiles move the price. See the roof restoration cost guide.

Does a roofer need a QBCC licence?

For building work valued over $3,300, yes, and in the right class: roof and wall cladding for metal roofs, flashings and gutters, roof tiling for tiles, bedding and pointing. Neither class covers painting a roof. Check any licence on the QBCC licensee register before work starts.

My house is a Queenslander. Can I change the roof?

Usually, but check first. Much of the inner north is covered by Brisbane City Plan’s character overlays, and changing a pre-1947 house’s roof material or shape can need Council approval. The Queenslander re-roofing guide explains the overlays and how to check your property.

Should I restore my roof or replace it?

A restoration suits tiles or sheets that are still sound: clean, repair, rebed, repoint and recoat. When corrugated iron is rusting through, tiles are crumbling or battens are failing, a new roof usually makes more sense. Ask the roofer for the reasons in writing. See roof restoration and roof replacement.

Can I water-blast my fibro roof?

No. The Queensland Government says fibro roofs such as “Super Six” contain asbestos and “must not be cleaned using a water blaster”, and homeowners “can be fined up to $10,000”. It suggests a fungicide or sealant, or replacing the roof. See asbestos roof replacement.

Is it worth changing tiles to Colorbond?

Many inner-north owners do it to get rid of ridge pointing, cracked tiles and the weight of a concrete tile roof. It means stripping the tiles and battens, checking the frame and tie-down, then new battens, insulation and sheets. See tile to Colorbond.

My roof is leaking. What should I do first?

Keep clear of sagging ceilings and wet light fittings, catch the water and move belongings. In a life-threatening emergency call Triple Zero (000). Don’t go up on a wet roof. The roof leaking guide covers storms, finding the leak and insurance photos.

How often should gutters be cleaned?

It depends on the trees: jacaranda, mango and gum leaves fill gutters fast, and full gutters overflow in a summer downpour. A Brisbane cost table (October 2026, GST included) gives $100 to $400 for a single-storey clean, typically $260. See gutter cleaning and gutter guard.

Which suburbs are covered?

Hamilton and Brisbane’s inner-north and north-east suburbs: Ascot, Hendra, Clayfield, Albion, Newstead, Teneriffe, Bowen Hills, Windsor, Wilston, Newmarket, Grange, Lutwyche, Wooloowin, Kalinga, Gordon Park, Nundah, Northgate, Wavell Heights, Virginia, Banyo, Nudgee, Kedron and Eagle Farm.

The prices and rules on this page come from these published pages, checked on 22 October 2026.
