Nundah has more townhouses and walk-up unit blocks than any other suburb these pages cover, alongside its post-war and older houses. Through Hamilton Roofing, get a quote from a QBCC-licensed local roofer for a leak, cracked tiles, a tile-to-Colorbond re-roof, new gutters or a body-corporate roof, from Sandgate Road and the Nundah village shops to Buckland Road, Hedley Avenue and the streets along Kedron Brook.
At the 2021 Census Nundah had 1,473 separate houses, 986 townhouses and about 2,470 flats in one- to three-storey blocks, so roof requests come from owners, landlords and body corporates alike. It’s also the flattest of the suburbs these pages cover, which makes single-storey roofs easier to reach.

Fortified is a northside contractor; its tile-to-metal post was updated 18 November 2025 and doesn’t say whether GST is included. Yakka Labour is a labour-hire company’s national cost guide with Brisbane rows (published 1 October 2026), including GST. Your own price comes from the roofer after they’ve seen the roof.
How to get a roofing quote in Nundah
Send the job, what the roof is made of and whether the house is lowset, highset or two storeys. A fixed price comes after a roofer has seen the roof; ask for the scope, materials and price in writing, and check the roofer’s licence and class on the QBCC licensee register.
Townhouse and unit roofs in Nundah
In a townhouse complex or unit block, the roof and gutters are usually common property, so the body corporate decides and pays, often through a strata manager. An owner who sees a leak should report it to the committee or manager in writing. A request for a body-corporate roof should give the number of buildings and storeys, the roof material, the size of the complex and who approves the quote.
Townhouse roofs often have box gutters and long valleys between units, which overflow when leaves and silt build up. See gutters and box gutters and gutter cleaning.
Changing tiles to Colorbond on a Nundah house
Only about a tenth of Nundah is in City Plan’s Traditional building character overlay, by our calculation from Brisbane City Council’s open data, the lowest share of the suburbs these pages cover. For a house outside the TBC and pre-1911 overlays, Council’s severe-weather fact sheet says: “If the house is not located within the TBC or pre-1911 Building overlay, then a DA is not required” for external repairs with different materials. Building approval rules still apply to a re-roof, and the property’s overlays are worth checking in City Plan online. See tile to Colorbond and roof replacement approval in Queensland.
Storms, Kedron Brook and Nundah’s village
The Bureau of Meteorology’s storm archive records the worst damage of the 13 October 1998 storm “in a swathe from Fortitude Valley through Breakfast Creek, Albion, Clayfield and Nundah”. Kedron Brook runs through the suburb; by our calculation, the February 2022 flooding covered about a fifth of Nundah but only about 3% of its residential land, mostly in the brook’s parkland. A FloodWise Property Report shows a property’s flood information.
Nundah’s heritage is mostly public: 28 places on Council’s local register by our count, including the Nundah Memorial Hall and Memorial Park around the village, and state-listed places such as Nundah State School and the former Toombul Shire Hall.

Common questions
Who approves roof work on a townhouse?
Usually the body corporate, because the roof is common property in most complexes. Check your community management statement or ask the strata manager; then the committee requests and approves quotes.
My Nundah house isn’t in a character overlay. Can I go from tiles to Colorbond?
Brisbane City Council’s severe-weather fact sheet says a DA isn’t required for external repairs with different materials if the house is outside the TBC and pre-1911 overlays. Building approval rules still apply to re-roofing; see roof replacement approval in Queensland.
What does a tile-to-Colorbond re-roof cost?
A northside Brisbane contractor publishes $23,000 to $28,000 all-in for a 180 m² tile-to-metal re-roof, including insulation, engineering, scaffolding and the skip (November 2025). See the roof replacement cost guide.
Does a roofer need a QBCC licence?
For building work valued over $3,300, yes, in the right class. Check it on the QBCC licensee register.
